Eric Schifferli - CEO
Eric has 40 years of direct apartment management experience. He started in the apartment business as the cash manager for one of the nation’s largest apartment owner/ managers. After obtaining a law degree from Columbia University, Eric chose to stay in the apartment business rather than practice law and became a project manager and then VP and partner, with Prometheus Development, one of California’s most successful apartment developers/ owners with direct responsibility of the development of well over 1,000 apartment units. In 1997, Eric and Jill directly purchased the 91 unit Le Cercle Apartments for their own account on the barrier island in Fort Lauderdale. Eric and Jill very successfully self-managed all aspects with the apartments, including directly hiring the on-site employees and running all the operations, and more than doubled the NOI and asset value of the property. Since 1997, Eric has owned, closely managed, renovated, and/or rebuilt at least five major apartment complexes ranging from 91 to 186 units.

Jaden Winecka - President & COO
Jaden learned how to manage teams as a non-commissioned officer and combat fire team leader with the US Army before obtaining a business degree from the University of Washington. He then spent eleven years as a project manager overseeing a team handling specialized commercial multimillion-dollar construction projects at NWWI. For the last three years, Jaden has been the primary asset manager for Seaside Villas apartments, overseeing the budgeting, financials, maintenance, capital improvements and on-site operations while regularly communicating with the on-site staff and visiting the property from his base in South Florida. As COO, Jaden focuses on all operations of JEJK, including direct project management responsibilities of all construction activities. He will be the traditional regional manager, without the distraction of a large number of properties vying for his attention, while continuing his role as a very active asset manager.
Jill Schifferli - CFO
After obtaining her MBA from the University of California, Berkeley, Jill went into marketing and general management at the Clorox Company, becoming the brand manager for Hidden Valley Ranch salad dressing and Kingsford Charcoal and learning classic Fortune 500 business management with direct profit and loss responsibility. When Eric and Jill began to buy apartments, Jill became the CFO and often acted as the equivalent of the regional property manager, and on occasion the on-site manager, directly overseeing not only the financials but the employees and operations. Jill will continue to oversee the finances and accounting for both Seaside Villas and JEJK and bring her extensive experience to both the asset and property management.
Kristen Winecka - Senior Vice President, Marketing
Kristen has been involved for many years in the Schifferlis’ apartment asset management and, after obtaining a degree in psychology from Wake Forest University and working in sales and marketing at CEB, the large management consulting firm, Kristen became the on-site manager at Seaside Villas when the apartments were purchased in 2018 and lived on-site at the property. Kristen handled the leasing, marketing and all aspects of the new property set-up and operations and later directly hired Laura Botsford, the current on-site manager at Seaside Villas. Kristen, who is Eric and Jill’s daughter, has remained actively involved in the property management and asset management of Seaside Villas. Kristen lives in South Florida with her husband Jaden and will continue to play a direct role in overseeing the property management and asset management at Seaside Villas with a particular focus on the leasing, marketing and resident satisfaction.
